Understanding the Nature of Estate Cleanouts
Estate cleanouts are different from other junk removal jobs. They're often emotionally weighted — called for after the death of a parent or grandparent, during the difficult process of managing a loved one's home while also handling the grief of loss. They sometimes involve decades of accumulated belongings, items with stories attached to them, and the delicate work of distinguishing what matters from what can go.
Other times, an estate cleanout is more transactional: a foreclosure needs to be cleared before the bank lists it, a rental property needs to be turned over after a long-term tenant, or a family is downsizing a parent into assisted living and needs the house cleared before listing it with a realtor.
In all of these situations, our approach is the same: we listen first, move at the pace you need, and treat your property and its contents with the respect they deserve. We don't rush families who need a moment. We don't judge the state of the home. We show up, do the job thoroughly, and leave the space ready for what comes next.

What a Full Estate Cleanout Includes
A full estate cleanout typically involves clearing every room in the home — living spaces, bedrooms, kitchen, bathrooms, basement, garage, and any outbuildings like sheds. Unlike standard junk removal where you point at specific items, an estate cleanout means removing virtually everything that remains in the property after family members have taken what they want.
Our process starts with a walkthrough. Before any loading begins, we walk the property with the client or their representative and make note of any items to be preserved, donated specifically, or set aside for family pickup later. We document anything ambiguous. Once we're aligned, loading begins and proceeds room by room.
We haul furniture, appliances, clothing, kitchenware, books, tools, and general accumulated belongings. We work with our donation partners to route still-usable items — furniture, clothes, housewares — away from the landfill and into the community where possible. Items that cannot be donated are disposed of properly.
Handling Items with Sentimental or Financial Value
Estate cleanouts occasionally turn up items of unexpected value — antiques, artwork, collectibles, or sentimental pieces that family members may not have known were there. Our policy is straightforward: if we encounter something that looks potentially valuable, we flag it immediately rather than loading it without question. We're not appraisers, but we know the difference between a mass-produced figurine and something that warrants a second opinion.
We strongly encourage families to walk through the property themselves before cleanout day to remove any items they want kept, even if they're unsure of value. Once we've hauled a load to disposal, retrieval is not possible.
Working with Realtors to Prep Homes for Sale
Real estate agents working with estate properties throughout Lake County and Greater Cleveland regularly refer clients to us because of our speed and reliability. A home sitting full of furniture and belongings can't be professionally photographed, shown to buyers, or listed at full market value. Getting the property cleared quickly — ideally within days of listing preparation beginning — has a direct impact on listing timeline and sale price.
We're accustomed to working on real estate timelines. If a listing agent needs a house cleared by a specific date so staging can begin or inspections can be scheduled, we treat that deadline seriously. We can typically clear most Northeast Ohio estate properties within 1–3 days of booking, depending on size and complexity.
Timeline for Estate Cleanouts
A standard three-bedroom home can typically be fully cleared in a single day with our crew, though heavily packed properties or homes with significant basement/attic accumulation may require two days. Larger homes — four bedrooms and up, or homes with multiple outbuildings — we assess on a case-by-case basis.
Every estate cleanout is different. The job is quoted based on property size, volume of contents, and access — we assess in person or by reviewing photos before giving you a firm number. Contact us at (440) 655-0884 or text (440) 655-0884 to arrange a free assessment.
We serve estate cleanout clients across Mentor, Willoughby, Wickliffe, Willowick, Eastlake, and throughout Greater Cleveland and Lake County.
